El Capitan Building offers vintage charm with modern amenities, and newly renovated suites with wonderful glass line on a prime corner in the heart of Multnomah Village. El Capitan is a +/- 3,500 sq. ft., two-tenant building which has been fully renovated, including seismic and ADA upgrades, plus new entrances for the retail tenants. The Grand Canyon Building is an adaptive re-use project located at the epicenter of the East/West/North/South axis of the Central City. This ever-evolving commercial district is in the throes of an economic and development wave, and North Rim is excited to contribute to the ever-emerging district. The 9,000 sq. ft. building, which may be demised into as many as four tenant spaces, is being renovated with mechanical- and seismic upgrades, and to meet the standards for the Oregon Energy Code. Newly updated façades on both NE Couch and NE Grand will be constructed, as well as other site work enhancements, to allow for ease of ADA access and sidewalk approachability. Skylights and large massing of storefront glazing will be the focal point of the elevations, to the prime arterial streetscapes that surround the property. Construction is scheduled to start in 2021.
The Mt Whitney Building will be an approx. 11,700 sq. ft. adaptive re-use project located in the Central Eastside Industrial District of Portland. The mixed-use building will be demised into 4 tenant spaces: 1 Industrial Kitchen and 3 Retail and/or Office suites. The building will be renovated to meet current seismic standards, as well as the standards for the current Oregon Energy Code compliance. We will be upgrading all mechanical, plumbing, electrical and roofing/envelope systems of the building. A new façade facing SE 11th Street will be implemented, with enhancements to the ADA access, parking, and egress. Additional improvements to the exterior include wood and concrete siding, metal awnings, storefront doors and windows, and landscaping. The project is expected to be completed in Fall 2021 and the suites are available for pre-leasing.
Black Butte Corporate Center
The Black Butte Corporate Center is a 27,000-sq-ft suburban medical/professional office building located adjacent to one of the core centers of the thriving suburb of Wilsonville. The property has abundant parking and landscaping to complement the easy freeway access and convenient proximity to local retailers and services. The building is ADA accessible from both floors, with multiple access points and a central lobby entryway. We will be upgrading all the building systems to increase efficiency, as well as adapt the building interior finishes to be eco-friendly and green certified. As with all our projects, our primary objective is to create a healthy and sustainable work environment for all the tenants to enjoy and flourish by. Black Butte Corporate Center upgrades will include new and retrofitted window glazing and doors, new LED lighting, and new indoor green rated flooring and paint. We will also be upgrading the plumbing fixtures for low-flow optimization of water conservation. The heating and ventilation systems will receive upgrades for energy efficiency, an adaptive HEPA filtration system, and to provide additional outside airflow for today’s discerning office users’ specifications. Exterior upgrades will include updated exterior siding and paint, secured 24/7 access systems, and updated landscaped areas with low-flow irrigation systems. Full spectrum outdoor LED Lighting for the parking lot and the property entrances, as well as upgraded street signage marquis, will also be installed. This project is scheduled to be completed by the 4th quarter of 2021. With some existing tenant leases currently in place, we will be pre-leasing the remaining suites in early 2021.
